Lettings Fees Explained for Landlords

Key Letts does NOT charge a setup fee


Tenant Find 9.6% of rent (incl VAT)

Includes:

  • * Provide Market valuation, offer general advice for letting incl legal requirements
  • * Advertise property via online portals, website and To-Let board, complete accompanied viewings
  • * Negotiate any offers received between you and the applicant, confirm all terms of offer to you for acceptance.
  • * Arrange reference for applicants, discuss and arrange requirements to let with you such as Gas Safety Certificates, Inventory Reports etc
  • * We will prepare a comprehensive Tenancy Agreement setting out the rights and obligations of both parties including any special terms that have been agreed.
  • * Collect and remit initial months rent providing invoice if shortfall
  • * Provide Tenant with method of payment
  • * Deduct and pre-tenancy invoices
  • * Make any HMRC deduction, provide NRL8 (if relevant)
  • * Arrange registration of Deposit if required

Rent Collection 12% of rent (incl VAT)

Includes:

* All services listed under Tenant Find

  • * Provide Tenant with method of payment
  • * Pursue non-payment of rent and provide advice on rent arrears action taken

Fully Managed 15% of rent (incl VAT)

Includes:

* All services listed under Tenant Find and Rent Collection services

  • * Advise all relevant utility providers of changes
  • * Undertake at least 2 property inspections visits per annum and notify Landlord of outcome
  • * Arrange routine repairs and instruct approved contractors
  • * Discuss and arrange renewal of Tenancy Agreements with Landlord and Tenant when required, raise new Agreements
  • * If required, produce property related tax returns for managed properties
  • * Hold keys throughout tenancy term

If a Landlord does not provide some of the requirements below prior to a tenancy Key Letts reserves the right to complete them and charge Landlord as per below

Additional Optional Fees and Charges(Irrespective of level of service)


Gas Safety Certificate

* This is a legal requirement every 12 months for properties with gas we will organise with gas engineer, liaise with Tenant, give access if required. If you prefer you can use your own engineer we would need copy of certificate

EPC Certificate

*This is a legal requirement to advertise a property and is renewed every 10 years, we will organise with assessor, liaise with Tenant, give access if required

Legionnaires Testing

* If you are a landlord, you must understand the health risks associated with legionella.

Electrical Safety Test

* Recommended every 5 years or start of tenancy

Carbon Monoxide & Fire Alarm Supply & Fit

* This is a legal requirement for Tenancies from 1st October 2015, one carbon monoxide alarm where relevant and a smoke detector on each floor

Inventory Report

* This is not a legal requirement but recommended

Maintenance Work

* Key Letts does NOT charge a percentage of any maintenance work completed but in the case of complete refurbishments that require managing, an up front fee may be discussed and agreed prior to work commencing.

* Once a quote is agreed if the property is not yet tenanted, or the works required are more than the monthly rent if tenanted, funds will be asked for in advance and held until work completed satisfactorily

* Key Cutting

* Additional Property Visits if requested

* Service of Notices to terminate a Tenancy

£48 including VAT If NOT a fully managed property


 

Additional Non-Optional Fees and Charges(Irrespective of level of service)

* Preparation of documentation for County Court proceedings or The DPS adjudication

£120 including VAT


* Attendance at court or any tribunal on your behalf

£120 including VAT per hour plus our reasonable costs and expenses.
